How Our Pricing Works
We charge by how much truck space your items take up — not by the hour, not by item count. You get a firm price before we load anything.
How our estimates work
Every job gets a firm price before we load anything. For most residential jobs, we can give you a reliable range over the phone or by text photo. For larger jobs — full estate cleanouts, shed removals, or heavy construction loads — an on-site assessment gives the most accurate number.
The estimate is free. If you decide not to proceed after seeing the price, there is no charge. If the actual volume turns out to be more than initially assessed once we start loading, we stop and get your approval before continuing.
We do not use hourly billing, per-item charges, or fuel surcharges. One price covers labor, loading, transport, and disposal.
What every quote includes

What affects your price
Several factors influence the final cost beyond just volume.
Volume — the main driver
We charge by how much space your items take in our truck. More space equals a higher price on a sliding scale. You only pay for the volume you actually use — we do not round up to the next tier.
Item weight
Standard furniture, appliances, and household goods price normally by volume. Heavy construction materials — concrete, brick, dirt, and roofing — hit truck weight limits before filling the space and are priced with a weight surcharge.
Stairs and access
Ground-floor and garage items load fastest. Items from upper floors, tight attic pull-down access, or difficult entry points take longer. Significant access challenges may add a modest labor note we will tell you about before starting.
Specialty item handling
Hot tubs, pianos, heavy safes, and sheds require different equipment or extra crew members and are quoted separately from standard volume pricing.
Regulated item disposal fees
Mattresses, electronics, and tires carry state-mandated or facility-specific disposal fees. We pass these through at cost — no markup over what the disposal facility charges us.
Multiple trips
Very large estate or property cleanouts may require more than one truck load. We price per trip and will discuss multi-trip jobs upfront so you know what the full job will cost before we start.
Load size and price ranges
Our truck holds the equivalent of roughly 12–15 cubic yards — approximately 6–8 standard pickup truck loads. Pricing scales with the fraction of the truck your items fill.

Specialty item pricing
Certain items require extra labor, equipment, or specialized handling and are priced separately from standard volume pricing.
Hot Tub Removal

Shed Removal
[TODO: Add your shed removal rate]Includes teardown and haul of all materials. Price varies by shed size and construction type (wood frame vs. metal). Large or concrete-anchored sheds run higher. Nationally $300–$700.
Piano Removal

Heavy Safe

Above-Ground Pool

Heavy Construction Debris
Volume rate + weight surcharge — call for quoteConcrete, brick, tile, and fill dirt are priced differently because a truck of these materials hits weight limits before filling volumetrically. We quote heavy demo loads separately.
Items with additional disposal fees
Some items carry state-mandated or facility-specific disposal fees. We pass these through at cost — no markup added on top of what the facility charges us.
Mattresses

Televisions and monitors

Computers and electronics

Tires

Refrigerators, freezers, and A/C units
Included — no extra chargeEPA Section 608 requires refrigerant recovery before appliances with refrigerant are disposed. We handle this as part of standard appliance removal at no extra cost.
Items we cannot haul
Some materials require licensed handling or specialized disposal facilities beyond what a standard junk removal truck can accommodate.
Paints, solvents, pesticides, fertilizers, motor oil, and pool chemicals cannot be hauled in a standard junk truck. McLennan County holds periodic household hazardous waste (HHW) collection events — check the McLennan County website for current dates.
Older vinyl floor tiles, pipe insulation, and some roofing materials may contain asbestos. We cannot haul suspected asbestos materials. Licensed abatement is required before disposal.
We cannot haul syringes, medical devices, or biohazardous clinical materials. Pharmacies and clinics often have sharps disposal programs.
Full or partially full tanks cannot be accepted. Empty, valve-open tanks may be taken depending on condition — ask when you call.
Items with bodily fluids, sewage contamination, or severe mold beyond surface-level require specialized remediation before standard junk removal.
No liquid chemicals of any kind. Most auto parts stores and service centers accept used motor oil at no charge for recycling.
Payment methods accepted
Payment is collected after the job is complete. We do not require payment upfront.

When do I get my price?
Before loading anything. The provider assesses your items on-site and gives you a firm price. You decide whether to proceed. If you decide not to, there is no charge for the visit.
Can I get a rough estimate before you arrive?
Yes. A phone description or a few photos sent by text is often enough to give you a reliable range for straightforward jobs. For full estate cleanouts, shed removals, or large construction loads, an on-site look gives the most accurate number.
Do you charge by the item or by weight?
Neither. Pricing is by the volume your items take in the truck — not by item count and not by weight. The only exception is very heavy construction material like concrete, brick, or fill dirt, which hits truck weight limits before filling the space and is priced with a weight component.
Is there a minimum charge?
Yes. The minimum is $150, which covers labor, transport, and disposal for even a small load. A single-item haul — one sofa, one mattress — is typically priced at the minimum.
Are there extra charges for stairs or upper floors?
We tell you about any access-related labor costs before starting. Most standard second-floor or attic hauls do not trigger additional charges. Very difficult access — a confined spiral staircase, extremely heavy items from upper floors — may add a modest labor note we disclose before we begin.
What payment methods do you accept?

Why do mattresses and electronics cost extra to dispose of?
McLennan County solid waste does not accept mattresses in standard curbside bulk pickup, and Texas requires separate certified e-waste processing for electronics. Both carry per-item disposal fees charged by the facilities we use. We pass those through at cost — no markup added on top.
What if my load turns out to be larger than the quote?
We stop and tell you before continuing if volume exceeds what was initially assessed. You always approve a revised price before we load anything beyond the quoted amount. We do not proceed without your sign-off.
Do you sort for donation or recycling before hauling?
Yes. When we pick up items that are still in usable condition, we route them to donation organizations in Waco rather than sending everything to the landfill. See our donation and recycling page for how this works.
Do you offer any discounts?
